Should we convert the bedroom into 2 rooms?

Generally speaking you are ringht in what you say about adding value, however, this will only work if the room s you are left with are deemed desirable by a third part y purchaser.

Make sure the split is well planned and access to each room is sensible from the upper hallway. Natural light is also a big issue. Please ensure that remaining rooms have plenty of natural light or they will not be considered deirable.

Finally, if you do the split, make sure you check with a builder or structural engineer about the loadbearing capacity of your first floor joists. They may sag under the load of your new partitioning and associated extra furniture. Rember electrics and heating as well.

Ensure you get Building Control consent for the alterations. Your local authority will advise on process and cost (fairly low normally)

We have the same as you our bedroom is as wide as the house we have lived here for 20 yrs now we are going to divide it to make a wetroom , the back room is big and is L shaped , we are going to square it off and make a showeroom , But we have a small box room too,next to it our very small bathroom so we have 3 bedrooms each have their own washing spaces , so if I was you I would add a showeroom to add value to the house, rather than an extra bedroom , just a thought.

No matter the size of the rooms three bedroom houses always go for more than 2 bedroom ones for some reason.

I would think you should leave the master bedroom alone as a big one is a selling point. Can't you convert the back bedroom afterall, it's 23 feet long - half of that is still a decent size room.

I think as long as you keep the master as a double room you should be fine. Would you consider building an en-suite in the extra bit of room, as in this day and age you'd surely add value?

Oh don't do anything just in case your house falls down. I am not kidding we knock a wall down in our living room and yes down came the bedroom, for real. Ended up costing us more than what we have to spend in the 1st place. Please be careful

put an ensuite in the master bedroom this will increase the value of your house
