What is a probate and trustee sale?

A probate sale occurs when someone dies, the property goes into "probate" (the courts) and the judge orders the sale of the asset.
A trustee sale occurs when someone defaults on a "deed of trust" (this would be in deed of trust states) and a trustee handles the foreclosure sale.
