Is Romania a good place to invest in property?

Hi, I am looking for somewhere abroad ( outside of the UK ) to invest in property. The EU is still relatively quite expensive and it has been suggested to me that Romania is a good destination with good investment opportunities to be had. Can anyone tell me what are the best places in Romania to consider and what do you think I could get for approx 120,000 Euro ? Also what are the locals like and is there much of an expat community there ? Is there much demand for rental properties as I am looking for a buy to let property. Any information would be greatly appreciated. Many Thanks

    Greetings. I can help there. I moved out from the UK from a design job at Aston Martin cars & a gorgeous home in the Cotswolds to live here in Brasov 4 years ago, to set up a decent property management & real estate company for exactly the reasons given by the lady who commented before me.

    It is currently 2nd best place in Europe to invest (2012) since prices are at a long term low. What you have to ask yourself is the following:

    1/location location location

    2/ cost of property & set up costs

    3/ cost of running the investment

    4/ stability & growth

    5/ annual return, compared to banking the money safely

    6/ Exit-ability

    1/ Location: we have property for as little as 30,000e for a studio in the gorgeous city of Brasov, like Oxford. I have shown over 300 people around the city from overseas & never lost my bet of 'if it isn't way beyond expectations for a great holiday, I will cover 100% of trip costs' & since 2003, no one has ever complained. Its like a mini Prague. when the airport is built in say, 3 years, it should boom, right now, its like Cambridge to reach from London, not so easy. But that's a good thing when buying.

    2/ price to set up is around 3% of the purchase price, all things included.

    3/ allow 10% of rental income for property management, 12% for income tax & you keep the rest. allow 1 months rent per year as a war-chest, in any buy to let, just in case. in reality, one month in 3 years should cover damages or repairs.

    4/ stability & growth. Romania is the lowest cost labour base in the EU so people are piling in with industry. as such, there is a strong rental demand in every major city. Its where industry returns to after they discover the true cost of outsourcing to China, ie, cost of quality, doubles the cost of buying there, so they return to the EU often. Romania is the cheapest EU country to produce goods in.

    5/ annual return for rental property is currently 6-11%, which is excellent.

    6/ exit strategy: if you buy cheap, & renovate, you will have no problem selling. especially homes, as the national wealth slowly grows, so does the need for own homes.

    You may build something in a touristic area, something like a small resort, motel etc.

    The nicest mountain places are around Brasov city..

    I have a land here for sale and it’s front is directly to the national road..

    I would think you would need someone who can speak romanian, to represent you at all meetings. I have heard some scary stories about people being ripped off in several different countries. One woman brought herself what she thought was a flat in spain and it actually was a office space. Another lady lost everything when the solicitor, she had employed to represent her ran away with her money. she now lives in an mobile home. Please think carefully!
